SEMINAR HIGHLIGHTS COMMERCIAL PROPERTY INVESTMENT OPPORTUNITIES
SEMINAR HIGHLIGHTS COMMERCIAL PROPERTY INVESTMENT OPPORTUNITIES
Private investors, colleges and local landowners considering investing in the commercial property market were able to discover more about the current issues and opportunities at a seminar in Cambridge last week.
The Commercial Property Investment Briefing was hosted by Tim Holmes of commercial property developer Endurance Estates, along with Saul Western from property consultants Bidwells, Charles Staveley from solicitors Mills & Reeve and Kersten Muller from business advisory firm Deloitte. It was chaired by Richard Crane, a partner at Deloitte.
Held at the Möller Centre more than 50 potential investors attended , with issues discussed including property market update, trends and opportunities in 2009; active asset management to generate capital growth and high returns in a recession; legal issues and opportunities and property taxes and acquisition structures.
Says Tim Holmes of Endurance Estates: “The evening was a huge success as it managed to draw together a team involved in advising on commercial property, maximising its performance, documenting it properly and dealing with the tax consequences efficiently. There is a real opportunity for private investors to enter the commercial property market and benefit from buying well let buildings at prices in some cases below what it would cost to build them. The values of commercial property investments have fallen by over 40% in the last 18 months but they are now levelling out and in some cases increasing. Many private individuals are considering investing in this asset class particularly where the properties have a secure long term income stream.”
