PROPERTY INVESTMENTS

Endurance Estates and its subsidiary Endurance Estates (Assets) Ltd the asset management arm of Endurance Estates, has access to private funds for acquisitions of between £1 million and £10 million and a range of large partners where Endurance Estates will manage their investments and provide regional expertise. Investment requirements are as follows:

ACTIVE MANAGEMENT OPPORTUNITIES

The company are seeking properties with asset management opportunities as follows:

  1. Multi let office buildings in city centres – office buildings with varying lease lengths where there are opportunities to identify tenants to surrender and re grant leases.
  2. Single let office buildings – offices where the main tenant has sub let space and there is an opportunity to surrender and to grant new leases to the sub tenant.
  3. Buildings with surplus land – office investments with large car parks, industrial buildings with extra yards.
  4. Industrial estates with alternative use – potential to create trade parks and take longer leases.

LONG LET INVESTMENTS

The company will purchase all let investments where the property and rentals are sound e.g. long term lease to financially stable tenant with potential for rental growth or some asset enhancement.

Opportunities would include:

  1. City centre offices e.g. Norwich, Milton Keynes, Cambridge, Birmingham. Prime modern industrial estates – units less than 10 years old, in key industrial locations e.g. Coventry, Leicester, Cambridge, Huntingdon, Harlow.
  2. Business Parks – long lets on established business parks with opportunity for rental growth.
  3. Leisure properties – hotels with fixed uplifts or fitness clubs with strong covenants and in good towns.
  4. ILaboratory Buildings – long lets to big pharmaceutical companies.
  5. Distribution Units – B8 units of 30,000-300,000sq.ft on established distribution terms select a good covenant for more than 10 years.
